Rent Review
Chris Breakey has advised and acted on behalf of both Tenants and Landlords on rent reviews involving all types of commercial property. His fees are usually based upon a small fixed fee and a percentage of the reduction or increase achieved in the rental, depending on whether he is acting for Tenant or Landlord.
Lease Renewal
There are a number of ways in which a lease can come to an end or be terminated and it is important for Landlord and Tenant to consider their options and the procedures that should be followed. Accordingly, they should seek the professional advice of a Chartered Surveyor up to twelve months prior to lease expiry.
Breakey & Nuttall can offer considerable experience in dealing with lease renewal matters.
Rental Valuation
A rental valuation may be required in connection with a lease renewal, rent review or for a property held in a SIPP. We provide rental valuations at very competitive fees, supported by clear, concise, but thorough reporting.
Contract In/Contract Out?
A lease that excludes the provisions of sections 24-28 of the Landlord & Tenant Act 1954 has a considerable affect on the rights of a Tenant and significantly reduces a Tenant’s options upon lease expiry.
Chris Breakey has dealt with both Landlords & Tenants over many years, in connection with “contracted out” leases.
We are happy to offer a free initial consultation to any Landlord or Tenant involved in rent review, lease renewal, or any other issues.
