The land comprises the rectangular site of a former adult education centre, demolished in 2005. It is fairly level, mainly enclosed, with low fencing and has a former vehicle access point to the Fairfield Avenue frontage. It is overgrown with established tree cover and mature undergrowth and it is understood that this includes a small area of Japanese Knotweed which is subject to ongoing spray treatment. The land is situated on the western side of Fairfield Avenue, facing the junction with Broadway, in a mainly residential area of Fairfield between Audenshaw and Openshaw. It is just to the North of Manchester Road/Ashton Old Road (A635) in close proximity to Fairfield High School and Fairfield Moravian Church settlement and conservation area. There are main bus routes along Manchester Road and Droylsden Metrolink is within walking distance, as is Fairfield railway station on the Manchester to Rose Hill Marple line.
